If you're a first-time homeowner with a modest condo or starter home and standard contents, Travelers' premium positioning (around $1,800 a year on average) is often higher than what other major home carriers will quote, and the Personal Articles Floater advantage doesn't help you. If claims experience is your top priority, State Farm and USAA score better on J.D. Power studies. And in coastal Florida or Gulf states, percentage-based wind and hurricane deductibles can mean a single storm carries a $10,000+ out-of-pocket cost.

Replacement cost vs. actual cash value

Every homeowners policy answers two key questions: does it pay to rebuild your home at today's costs (replacement cost) or at depreciated value (actual cash value), and does it pay your contents the same way? Travelers' default HO-3 policy uses replacement cost for the dwelling (good) and actual cash value for personal property unless you add the replacement cost contents endorsement (worth adding — usually $30-$80/yr). The HO-5 form upgrades personal property to open-perils replacement cost as standard and is the form to ask for if you have valuable contents. Replacement cost reconstruction limits are usually 100% to 125% of your dwelling's rebuild estimate; if construction costs spike (as they did 2021-2023), the optional Extended Replacement Cost endorsement adds another 25% to 50% of buffer for a small premium increase.

You file via the MyTravelers app, web portal, or by phone. An adjuster contacts you within 24-48 hours for most claims; weather-event claims can take longer when an entire region is filing simultaneously. Median time to first payment is 10-21 days for non-catastrophic property claims.
